Mortgage Tax

Filing Fees (for real estate documents)

 

To calculate the fee manually:

Take the number of pages in the instrument, subtract one, multiply that figure by $2.00, and add $13.00.

Fees are determined by the number of pages*

 

*Fees:

Recording the first page of deeds, mortgages or other real estate instrument $8.00
Recording each additional page to all real estate instruments $2.00
Preservation and Maintenance Fee per instrument $5.00

                     

Example: The filing fees for a 15-page document would be $41.00.  (15-1)*2+13                                            

                                                   


Documentary Stamps

 

To calculate the tax manually:

Take the purchase price, divide it by 500 and multiply it by 75 cents.

Rates are determined by the purchase price.

Documentary Stamps are figured at the rate of $0.75 per $500 (or any fractional part thereof).

 

NOTE: If you have a purchase that is not an even dollar amount, you will have to round it up to the nearest 500 to calculate the documentary stamps. Example: If you have a purchase price of $120,125.00, you will need to round it up to $120,500.00 to use the manual method.

Mortgage Tax

 

To calculate the tax manually:

Take the amount of the mortgage; divide it by 100 and multiply it by the appropriate rate.

Rates are determined by the amount and term of the mortgage.*

 

* Mortgage tax rates for Oklahoma

The following rates apply to each $100.00, or any fractional part thereof, of the mortgage amount:

If the term of the mortgage is 5 years or more 10 cents
If the term of the mortgage is 4 years and less than 5 years 8 cents
If the term of the mortgage is 3 years and less than 4 years 6 cents
If the term of the mortgage is 2 years and less than 3 years 4 cents
If the term of the mortgage is less than 2 years 2 cents
If the amount of the mortgage is less than $100.00 10 cents

 

NOTE: If you have a mortgage that is not an even dollar amount, you will have to round the mortgage up to the nearest 100 to calculate the mortgage tax. Example: If you have a mortgage for $20,275.00, you will need to round it up to $20,300.00 to use the manual method.

 

REMEMBER TO INCLUDE THE $5.00 CERTIFICATION FEE IN YOUR PAYMENT
